What are the Highlights of the Piccadilly Grand Site Plan?
The highlights of the Piccadilly Grand site plan are as follows:
1. Residential Units have a North-South Orientation
The Piccadilly Grand residential units have a North-South orientation to minimize the exposure to the west sun, and to reduce the solar heat gain of the units. In addition, the building is oriented to optimize ventilation in the units and the common areas so that it minimizes the need for air-conditioning and fans. To complement the North-South orientation, the units are also designed with features such as deeply recessed balconies and deep horizontal ledges to provide additional shade for the units.
2. Residential Towers are Staggered
The residential towers are staggered to maximize the views of the external environment from the units. In addition, the staggered towers also minimize units from looking directly into the opposite units. Through the staggered arrangement, a significant portion of the units is lined along Race Course Road which offers a good view of the East and South-East of Singapore with a glimpse of Marina Bay Sands and even a breathtaking view of the sea. 3. Generous Distance between the 3 Residential Towers
The generous distance between the 3 towers is to create a spacious living environment for the units. The distance between Tower 1 and Tower 3 is estimated to be between 22m to 26m while the distance between Tower 3 and Tower 5 is an estimated 22m. The design team has creatively located recreational facilities and landscapes in between the towers so that every tower has its own unique surroundings. For example, the 35m Lap Pool is located between Tower 1 and Tower 3, along with the pool deck that lines the length of the pool with Gourmet Grill Pavilion and Pool Cabana at both ends of the Lap Pool.
For Tower 3 and Tower 5, the design team has created the Tranquility Zone between these 2 towers and it focuses on facilities for relaxation and wellness such as Tranquility Spa, Tranquility Clubhouse, Wellness Lounge, and the Wellness Lawn.

4. Access Points are Well Planned for Residents
The access points are well planned so that residents can enjoy exclusivity whilst living in an integrated development. Firstly there is a dedicated arrival area near the guardhouse for residents on Level 1, away from the retail podium and MRT exit. From the residential drop-off point, residents can proceed to the Arrival Lounge at the Arrival Clubhouse, next to the child care center.
